Skylights are one of the most common leak points on any flat roof. The curb, the flashing, the membrane transition - there are a lot of places for water to find its way in. When this homeowner started dealing with leaks in that area, a patch job wasn't going to cut it. The whole flat deck needed to come out and be done fresh.

We installed a new flat deck membrane across the entire section and paid close attention to every penetration - the skylight curb, the pipe boots, and the brick chimney chase where the flat roof meets the sloped shingle section. Those transition points are where most flat roofs fail, so that's where we spend extra time.

The chimney base is a good example of what we mean by doing it right. Getting a watertight seal where brick meets flat membrane is detail work. It doesn't just need to look clean - it needs to hold up to rain, freeze-thaw cycles, and years of thermal movement. We take that seriously.
